These reports are only written and performed by certified inspectors or licensees, not regular technicians. These reports are very highly regulated. They are for the only purpose of a real estate transaction or refinance of a structure.
Inspection #
Inspect the exterior and interior of the structure. Inspect the attic area if there is a drop-down access. This is not an invasive inspection.

Documentation #
- There are always some areas obstructed.
- PHD = possible hidden damage.
- In the comment section: This is an inspection of visually accessible areas only. There is always a possibility of possible hidden pest damage since Arrow cannot inspect the whole structure. Hidden damage is not the responsibility of Arrow, and it is the responsibility of the buyer and seller.
- Comment on normal conducive conditions as listed on the report.
- All structures that are not under a current termite contract need to have a detailed inspection graph included.
When to Pass and When to Fail a Report? #
When the liability is significant on a structure and is not under a termite contract, Arrow should quote the structure and make the buyer/seller get the home treated before closing. Dirt above grade on more than 20% of the home, significant wood to ground contact, old damage, termite parts, powder post beetle damage, etc., should be grounds to only pass the report contingent upon inspection. The treatment should be performed with a Retreat warranty only unless the home is less than 1 year old.

Leave quote on counter. Leave your business card in the attic. Leave Arrow TM-1 station in the front flower bed. Set ourselves up for a great follow-up.
Follow-up #
If we pass a report and did not sell a treatment, the inspector is to document pests and conditions and prepare a quote for all of Arrow’s services. We will follow up with the new owner in 30 days or so once the sale of a home is closed and they are moved in.
Time #
2,000 sq. ft. slab home = 35 minutes. 3,000 sq. ft. = 45 minutes. 2,000 sq. ft. pier home = 45-55 minutes.
